We offer affordable and customizable vacant home caretaking

 We follow a standard procedure for the exterior and interior checkup of your home. The following are examples of what we do

Vacant Caretaking

Exterior Inspection

  • Check All Outside Faucets and Hoses for Leaks
  • Removal of Newspapers, Flyers, Packages, Mail, and Other Evidence of Non-Occupancy
  • Visual Inspection of the Roof and Gutters From the Ground
  • Visual inspection of the yard/ landscaping to assure regular maintenance.
  • Check the irrigation systems to insure proper operation. 
  • Water Plants (upon clients request)
  • Add chemicals per owner's instruction to hot tubs/pools. (We do not check water levels or ensure that chemicals are balanced)

Interior Inspection

  • Check Security of All Entryways and ook for Signs of Theft, Vandalism, or Other Disturbances
  • Visual Inspection for Signs of Pest or Unusual Insect Activity
  • Check the security system is set and working properly.
  • Check that all inside lighting timers are set accordingly.
  • Visual inspection of walls, ceiling, tubs, showers and sinks for evidence of water damage, leakage, or mold or mildew. 
  • Visual inspection of the Heater/Air Conditioner. Check and adjust the thermostats to correct temperature. 
  • Check the freezer, refrigerator, and disposal to insure they are working. 
  • Visually check that Hot water heater and check for any leaks. 
  • Replace batteries in smoke detectors
  • Check fuse box for tripped breakers or evidence of a power surge.
  • Flush all toilets.
  • Start automobiles (upon clients request)  

Helping You Avoid These Issues

 Problems will arise inside and out of a property that has been left empty for extended periods. Problems will vary depending on what season the home is left vacant. Examples of potential issues are the following:

  • Plants and lawns will grow rampantly.
  • Gutters will clog up with debris.
  • Infestations of insects and rodents may happen.
  • Weeds will take over flower beds, gravel, and lawn.
  • Sprinkler systems will need to be set properly, sprinkler heads may have broken and will flood. Sprinklers will also need winterizing to avoid freezing and breaking.
  • Mail, fliers and newspapers will pile up acting as a calling card to would be burglars. Thieves target vacant homes and rip apart the walls and appliances to steal copper wiring and plumbing pipe.
  • Pipes may freeze due to the heater being turned off. If a pipe bursts or roof leaks the home will continuously be damaged until you return.
  • When toilets and sinks are not run often the P Traps in the plumbing system become dry and will allow methane gas from the sewer to seep up through the pipes and enter your home. 

These concerns will be avoided with the help of our vacant home manager.

Our services are also beneficial for insurance purposes. Many insurance companies have strict stipulations that require the home to be occupied or at least maintained and visited regularly. You may also find that insurers won't cover your home if it is vacant for more than 90 days, unless they expressly agree to do so through an endorsement. An empty home is more susceptible to damage and burglary so insurers are not willing to take the risk. With us, your home will be protected and homebuyers will be more encouraged to consider your well-maintained property.
